Abstract
Preserving natural resources and conserving them for future generations are two fundamental principles of Sustainable Development (S.D.). This requires the rational use and consumption of available resources, particularly in residential urban land, before expanding into new areas for housing development. The theoretical section of this article explores scientific approaches to sustainability, discusses the definitions and principles of S.D., and highlights the importance of urban land as a critical resource for housing development. Congestion among various land uses is one of several factors that impact the efficiency of urban land. Residential urban land may encroach upon green open spaces; therefore, S.D. is essential for achieving a comfortable housing environment that adheres to approved standards. The applied section of this article aims to evaluate the efficiency of residential urban land for single-family housing in Mosul City. This is accomplished through statistical analysis of data from selected residential clusters in modern communities within the city. The results are compared against approved planning and housing standards using several planning indicators.
